Project Manager - Architect

Position Summary

The Project Architect & Construction Project Manager is responsible for leading both the design and technical development of construction projects as well as the planning, coordination, and execution of on site construction activities. This hybrid role ensures that architectural intent, regulatory requirements, engineering inputs, and construction processes are aligned from concept to completion.

This role combines design oversight, construction administration, site supervision, contractor coordination, and regulatory compliance across civil construction projects.

 

Key Responsibilities & Accountabilities

1. Project Planning & Design Coordination          

Interpret project objectives and translate client requirements into architectural and technical project documentation.

Develop, review, and approve construction drawings, specifications, CAD plans, and related technical documents.  

Conduct feasibility studies, site analyses, and assist in defining project scope, timelines, and execution strategies.             

Ensure design compliance with building codes, zoning regulations, and relevant legislation.      

Propose materials and design solutions aligned with project goals and technical requirements.              

                             

2. Construction Management & Site Supervision           

Plan, organise, and direct all activities relating to construction and site execution.       

Conduct regular site inspections to ensure work is carried out according to specifications, design intent, safety regulations, and building codes.    

Coordinate and supervise contractors, subcontractors, and site personnel; assign tasks and monitor daily progress.    

Review and certify measurements, take offs, and contractor payment certificates.    

Investigate site issues, non conformities, or damage reports and implement corrective measures.              

                             

3. Cost, Budget & Schedule Control          

Prepare and review cost estimates, budgets, and project schedules.    

Track progress, manage risks, and ensure timely delivery of project milestones within approved budgets.     

Oversee procurement of materials, equipment, and permits.     

                             

4. Technical & Quality Assurance

Drive quality control processes, ensuring workmanship, materials, and construction methods meet required standards. 

Maintain design integrity throughout construction, responding to RFIs and resolving technical issues.

Prepare condition reports, inspection documents, and technical assessments as needed             

                             

5. Stakeholder & Regulatory Liaison         

Act as the primary point of communication between clients, consultants, regulatory bodies, contractors, and internal teams.          

Liaise with government authorities, building inspectors, and health & safety officers to ensure regulatory compliance. 

Coordinate with architects, engineers, interior designers, landscape architects, and other professionals.       

                             

6. Tendering & Contract Administration  

Assist in preparing tender documents, technical submissions, method statements, and bid packages.        

Review and negotiate subcontractor proposals and participate in recruitment or selection of specialised contractors.           

Maintain accurate project documentation including drawings, change orders, logs, and reports        

              

              

7. Environment          

Comply with all environmental policies, procedures, and legal requirements, and actively support initiatives to reduce environmental impact, waste, and resource consumption in the workplace.        

                             

8. Health & Safety    

Maintain a safe and healthy working environment by following all health and safety policies, procedures, and safe work practices, and promptly reporting hazards, incidents, and near misses.           

                                                                                                        

Level of Education Standard & Experience Required

MQF LEVEL 7 (MASTERS) – Architecture & Civil Engineering         

LICENCES/CERTIFICATES REQUIRED – Warranted Architect        

LANGUAGES- WRITTEN/SPOKEN - strong communication skills in English
