The Client 

A well-established local Group with activities in Real Estate. 

Responsibilities 

A great opportunity for an experienced Accounting professional ideally with exposure to the Real Estate Development sector, or one who is open to learn and adapt. The successful candidate will manage day-to-day accounting and support development projects through feasibility analysis, budgeting, and cost control, and will report directly to the Head of Finance.

Main responsibilities include:

- Handle day-to-day accounting and bookkeeping activities.
- Manage accounts payable, invoicing, and payments.
- Perform bank, debtor, and creditor reconciliations.
- Prepare monthly management accounts, and annual budgets.
- Prepare feasibility studies and project cash flow forecasts for real estate developments.
- Monitor and review development costs and budgets.
- Review tenders, bills of quantities, and contractor invoices.
- Manage payroll and tax filings, including VAT returns and IR7 forms.
- Liaise with auditors and assist with audited financial statements.
Contribute to process improvements and strong financial controls.

Profile of the ideal candidate 

- University degree in Accounting, Finance, Economics, or another equivalent qualification
- At least 5 years of experience as an Accountant, ideally in an in-house role within the Real Estate Development or Construction sectors
- Experienced with project accounting and cost control
- Very good financial analysis and financial modeling skills, with a keen eye for detail
- Tech savvy – very good user of accounting software and Microsoft Excel, Word, Powerpoint
Very good English and Greek language skills.

This is a fully on-site role Monday to Friday from 8:30am to 5:00pm with a 1-hour midday break.

The Client 

A Family Office in Cyprus. 

Responsibilities

An excellent opportunity for a detail-oriented Fund Accountant to join our client’s family office team. The new recruit will be responsible for the accurate accounting, valuation, and reporting of the Company’s investment funds and portfolio holdings. The ideal candidate will have strong technical accounting skills, experience with alternative investments, and the ability to work in a dynamic, high-touch environment.

Main responsibilities include:

- Maintain accurate financial records for investment portfolios, including private equity, hedge funds, real estate, and direct investments
- Prepare monthly, quarterly, and annual financial statements and performance reports for internal and external parties when requested
- Reconcile cash and investment positions across multiple custodians, independent fund managers and banks
- Process capital calls and distributions (subscriptions and redemptions)
- Calculate NAV and investment performance metrics
- Coordinate with external tax advisors to ensure compliance and accuracy
- Maintain the general ledger and supporting schedules for all investment entities
- Assist with tax reporting requirements when required
- Monitor and track management fees, carried interest, and other fund expenses
- Implement and maintain internal controls over financial reporting processes
Bookkeeping and accounting for several Cyprus companies (5-10) using SAGE (training to be provided), most of which are fund-related. Accordingly, also liaise with local auditors/accountants to prepare statutory financial reporting including VAT reporting and annual reporting. Moreover, oversight of the audit process of the above companies.

- Support ad-hoc financial analysis and special projects as needed

Profile of the ideal candidate 

- University degree in Accounting, Finance, or a related field
- CFA (or progress toward CFA certification) is preferred
- At least 3-5 years of Fund Accounting experience ideally in Private Equity, Hedge Funds, or a Family Office
- Strong understanding of partnership accounting and ASC 820 fair value measurements
- Excellent analytical and problem-solving skills
- Strong attention to detail and accuracy
- Ability to manage multiple priorities and meet tight deadlines
- Effective communication and interpersonal skills, for interacting with various stakeholders like family members, advisors, and service providers
- Tech savvy – proficiency in accounting software (e.g. SAGE) and Microsoft Excel
- Experience with investment performance and portfolio management platforms such as Addepar, Masttro, Black Diamond,eFront, or similar systems will be considered an advantage
- Familiarity with cloud-based accounting platforms such as Sage Intacct or similar ERP systems will be considered an advantage
- Demonstrated ability to leverage technology platforms for data aggregation, performance reporting, and portfolio analytics will be considered an advantage
- Able and willing to occasionally travel internationally

- Fluent in English. Knowledge of Russian and/or German will be considered an advantage
